Any experience with Clear-Cut / Cutover land? (woodland forum at permies)

I've been seeing a lot of clear-cut/cutover land coming up for sale in the Canadian Maritime provinces. Have any of you got experience buying land like this? Hey people, I did a quick search and didn't see this exact question before. I've been seeing a lot of clear-cut/cutover land coming up for sale in the Canadian Maritime provinces. The land I have been seeing is anywhere from 10-25 acres going all the way to very large 400 acre properties.What I'm looking at hasn't been replanted in anyway and in some cases the stumps and treetops are still on the ground. Have any of you got experience buying land like this? Is it worth looking into? If you were to buy clear cut acreage, what would you do with the land?I have purchased cut over land, but never completely clear cut. I'm in the process of buying some now which will add 10 acres to our homestead. About 4 acres wer cut hard most remaining trees damaged skidder trails everywhere. Lots of work and boy am I exited!Voles mice squirrels rabbits will help to create living Swales bringing seeds mycelia droppings all along the brush piles which are on conjure. As stumps sprout you can develop a coppice pollarding plan. Don't be afraid of cut over land, but hopefully they left some big ones!

Out in the sticks your choices for neighbors are GMO/heavy fertilizer/heavy pesticide farms, timber lands, or recreational use property (this to me means ATVs, snowmobiles, hunters, and other people who generally don't care to observe property boundaries and regularly trespass on your land). So you are right; woodlots often do make better neighbors than some of the others. Of course, if you've ever lived next to a woodlot being cut and spent a portion of your life inundated with the sounds of chainsaws and logging trucks you might start dreaming about that subdivision...A selectively thinned well managed wood lot can be productive and profitable for the right individual for many years. Of course the price is part of the factor. Second (really 3rd or more) growth forest goes for thousands per acre in most parts. Cut over beat up land like those I pictured above can be had for a few hundred/ac.It's all fine and good for people to harvest the timber on their property, but they need to know what permaculture can do to restore the land in a much shorter time. Exactly. Forests are robust. Cut it down, and it will work damned hard to re-establish itself.Thanks for keeping this thread going ! I'm just north of Maine, same sort of clearcutting normal here. Most landowners cut off the timber and then sell the land to maximize their income. I too take a positive view of it. After all the cutting has already been done.

I hired a local tree guy to do the big trees, $2000 totally worth it. Then, most days spent 2-3 hrs just choosing a spot and start. If you live close by the land, it’s easier to be consistent. I did everything by hand tho, with small cutters, shovels, ax.Sawzall or a brush cutter blade on a weedeater for the smaller stumps, cut flush, drill a hole or three · I got one from Home Depot for 80 bucks, 4 hours. No easy solution for bigger trees. ... Rent a bobcat, leave the big trees. ...
